Windermere's plumbing year, and where we fit into it

If water is spreading inside a Windermere home right now, call our 24/7 emergency line. While you wait, turn the main supply valve to the house off, keep clear of wet outlets, and move what you can off the floor.

Windermere is an incorporated town of 3,030 people (Census 2020) on the Butler Chain of Lakes. It is not next to Ocoee. About 150 meters of Winter Garden and unincorporated land separate the two, so we describe the trip as a drive, not a hop across a street.

By road the trip is about 6 miles and about 11 minutes. That is our own estimate of the route, not an arrival time, and traffic or storms change it. Dispatch will talk through timing when you call. You can read more about Ocoee Express Plumbing and how we work on the home page.

Wet months

Storm and rain season, June through September and after

Orlando's weather normals put June at about 8 inches of rain, July and August near 7.5 and 7.7, and September about 6.4. That station is Orlando International, not Windermere, but it shows how much of the year's 51 inches arrives in four months. Saturated ground hides slow supply leaks, because a wet yard looks the same as a leaking line. A plumber can check the meter and test the line instead of guessing.

Hurricanes make the wet months sharper. The National Weather Service recorded storm-total rain of up to 17.44 inches in Orange County during Irma in 2017, and street and low-lying flooding in Orange County during Milton in 2024. After a storm like that, expect fixtures low in the house to be the first to complain. If a toilet or tub backs up, stop running water and call the emergency line.

Sewer or septic: know which one you have

County records list Orange County Utilities as the water and wastewater provider for the town area. That service territory does not prove every lot is on a sewer main, and we found no source saying how many Windermere homes use septic tanks. A backup on a septic lot is a tank problem. A backup on a sewer lot may be the street line. Check your utility bill or ask the county before you pay for the wrong repair.

Before we arrive: Windermere emergencies and what to do first

These are the situations where you should call the 24/7 line immediately. The steps below are safe to do yourself while dispatch lines up the visit.

Water pouring from a pipe or ceiling

Close the main valve where the line enters the house, then open a low faucet to relieve pressure. Switch off power to wet rooms only if you can reach the panel without stepping in water.

Hot spots or a hissing sound in the floor

A warm patch on a slab floor or a steady hiss with no fixture running can mean a leak in a line under the concrete. Read about slab leak repair and call before the damage spreads.

Sewage rising in a tub or floor drain

Stop all water use, including the washer and dishwasher. Keep children and pets out of the room and do not pour chemical cleaner down the drain.

No water, or a boil water notice

If the whole street is dry, the problem may be on the county side. Orange County Utilities runs an emergency dispatch line around the clock at 407-836-2777, and a boil water hotline at 407-254-9670.

If you smell gas, leave the house and call 911 or your gas utility from outside before you call any plumber. We do not diagnose gas leaks over the phone.

A single dripping faucet or a slow sink is rarely an emergency. Dispatch can often book that for a same-day appointment when available.

Who to call first for a Windermere water problem

Some problems start in the street and some start inside the walls. This table sorts the usual calls by where the trouble sits.

Dry months

Dry season: irrigation and the leak your bill reveals

From late fall into spring the rain thins out and sprinklers run more. A cracked irrigation line or a stuck valve can lose water for weeks with no sign above ground. The first clue is often a water bill that jumps with no change in family habits.

That is the time to ask for leak detection. A technician can shut off all fixtures, read the meter, and trace where the loss is. Reclaimed water availability in Windermere is something we could not confirm, so ask the county whether your lot has it before you assume.

Winter cold is rare here but real. The National Weather Service documented record-cold days across central Florida in January 2010. Exposed outdoor pipes and irrigation fittings are the parts most likely to crack in a cold snap, so cover them when a freeze warning is out.

What stays constant all year: older plats, newer plats and the water itself

The town's records show several subdivision plats. A plat date is when the map was recorded, not when a house was built, so use it as a clue, not a fact about your pipes.

Town of Windermere plat, 1921, and Lake Down Estates, 1925

Streets around Main St came from these early plats. If your house is old, ask how much of the supply and drain pipe has been replaced. Repiping is worth pricing when walls are already open.

Wauseon Ridge, 1959

Mid-century plats often mean homes with decades of wear on tub, shower and sink drains. A camera look at the drain line is cheaper than guessing after a backup.

Estancia at Windermere, 2016

A recent plat suggests newer construction, but we found no source on what pipe or heater type those homes use. Check your closing papers for the heater and pipe type, and ask a plumber to look at the heater if nothing is listed.

Lakes, canals and unpaved streets

Canals connect eight lakes of the Butler Chain, and many town streets are unpaved. Damp ground near water can hide a slow leak longer, and a leak under an unpaved street shows as soft ground, not a puddle.

The county report we read does not list a hardness number for Windermere water, so test your tap or ask Orange County Utilities for its annual water quality report. Scale from hard water shortens tank life, which matters when you decide on water heater replacement.

Honest limits

What we do not know about Windermere, and how we handle it

Our research on Windermere is thinner than for towns closer to Ocoee. We have no sourced figures on large lakefront home plumbing, guest-season demand or local grease rules, so this page does not invent them.

What we can say is simple. Licensed plumbers are dispatched from Ocoee, you get a clear price before work starts, and after-hours calls reach dispatch. If your address sits closer to Winter Garden, our Winter Garden page covers that side, and Pine Hills has its own page with a different mix of utilities.

Windermere homeowners ask about emergencies, ZIPs and who to call

Windermere has one standard ZIP, 34786, and the whole town sits inside it. The ZIP itself is much larger than the town and also covers unincorporated lake-area land and part of Horizon West.

Some nearby addresses carry Orlando ZIPs such as 32836 or 32835. Call with the street address and dispatch will confirm whether we can come.

Yes. Our 24/7 emergency line takes calls at night, on weekends and on holidays, and dispatch sends a licensed plumber when the situation needs it. Active leaks, sewage backups and burst pipes are the calls that should not wait.

Slow drains and dripping faucets can usually be booked as a same-day appointment when available.

No. About 150 meters of land in Winter Garden and unincorporated Orange County lie between the two boundaries. The drive is about 6 miles and about 11 minutes by our estimate. That is a distance estimate, not an arrival time.

Call Orange County Utilities emergency dispatch at 407-836-2777, which is staffed around the clock. If the street is fine and only your house is dry, the problem is probably on your side of the meter, and our 24/7 line can help.

Permit rules vary by job. We could not confirm whether the Town or the county issues plumbing permits there, so ask the Town Building Department or Orange County Division of Building Safety at 407-836-8160 before work begins.

Orange County Utilities is listed as the wastewater provider for the town area, but that does not prove every lot is connected. Check your utility bill, your closing papers or ask the county. Septic homes need a different repair path than sewer homes.

Windermere on the map: lakes between us and you

The map shows the town's Main St core and the chain of lakes around it. Our shop is at 300 W Franklin St in Ocoee, and the Winter Garden area lies between.

Because the route crosses other towns, we treat the drive as an estimate and confirm timing by phone.
