Your water heater tank is leaking or flooding the floor

A tank that is leaking or flooding is an emergency, and the Ocoee Express Plumbing 24/7 line is open for emergency water heater replacement right now. While you wait, close the cold-water valve above the heater, switch off its power or gas control, and keep people and pets out of standing water.

Water heater replacement means taking out the failed tank and fitting a new one with its water, fuel or power connections, relief valve and drain.

Water is spreading across the floor

Turn the handle on the cold pipe entering the top of the tank a quarter turn, or the wheel clockwise. If it will not move, close the main shutoff for the house. The City of Ocoee maintains the line up to and including the meter, so a leak after the meter is yours to stop.

Electric heater with a wet floor

Switch off its breaker only if the panel is dry and you can reach it without stepping in water. If not, stay out and tell dispatch. When the new tank goes in, power stays off until it is completely full.

Gas heater and any gas smell

Leave the building, touch no switches, and call the gas utility from outside. If Peoples Gas serves your address, its emergency line is 1-800-400-4271. Call 911 if you are unsure. The plumber call comes after you are safe.

Dripping, not pouring

Put a bucket and towels down, photograph the leak and the data label, and book a same-day visit if one is available. A tank that weeps from its seam can open further as it heats and cools, so do not wait for the next morning.

Night and weekend calls go to dispatch, who ask your fuel type, tank size and where the heater sits. We do not diagnose over the phone. Some leaks come from fittings or valves, and those are fixed through water heater repair without a new tank.

Tank age, symptom, and the repair or replace decision

Age matters, but the leak source matters more. A cracked fitting on a young tank is cheap to fix. A wet seam on any tank is final.

The serial number on the data label encodes the build date, and most manufacturers publish a decoder. Photograph the label for dispatch.

What a same-day replacement visit involves

Same-day replacement depends on matching three things: fuel, capacity and physical fit. The plumber reads the old label, measures the space, and confirms whether a like-for-like tank can be set today. After-hours visits follow the same steps as daytime ones.

Removing the failed tank

The plumber shuts off supply and fuel, then drains the tank through a hose to a safe spot. Water inside can still scald, so it is never dumped on a floor. The old valves and flexible connectors are checked and swapped if worn.

The floor and wall below are looked at too. We describe what we see. Drying out soaked drywall or flooring is generally a separate restoration trade.

Setting, connecting and testing the new tank

The new unit is leveled, piped, and fitted with a relief valve and a discharge pipe. Gas joints are leak-tested with solution and the vent is checked for draft. An electric unit is wired to its circuit last.

The tank is filled with a hot tap open to push out air before any power or flame. Elements burn out within moments if energized dry. Then the plumber checks every joint under heat and walks you through the settings.

Ocoee garages, attics, closets, and hard water

Where the heater sits decides how bad a failure gets and how the replacement is done.

Garage heaters

A leaking garage tank often shows first as a wet strip where the slab meets the wall, or as damp boxes. Look at the floor around the heater on a regular schedule, because nobody walks past it daily.

Attic heaters

Water here lands on the ceiling below. Florida code asks for a pan with a drain where leakage would cause damage, and the drain ends over a floor drain or outdoors 6 to 24 inches above grade. Where no pan drain existed before, the code does not require one for a replacement, but the ceiling is just as exposed, so ask what the plan is.

Closet heaters

Tight closets limit tank height and leave little room for a gas vent, combustion air or the airflow a heat pump unit needs. Measure the opening and note the door type before you shop.

Hardness of 5 to 6 grains per gallon

Ocoee Utilities' 2025 water quality report lists that range, which the city's own scale calls moderate. Forest Lake Estates is supplied by Orange County Utilities and the table is not labeled by area. We do not claim hardness shortens heater life here. Ask the plumber to open the drain valve and show you the sediment.

Homes from the 1990s

The city's older housing study, using 2000 Census data, found nearly half of Ocoee's homes were built from 1990 on. A house of that age is likely on its second or third tank, and the shutoff valves and connectors around it may be original. Replace those at the same visit.

Permits

Florida Building Code, Building, section 105.1 requires a permit to replace a plumbing or gas system. Ocoee's forms list plumbing and gas permits but no water-heater-specific rule, so call the Building Division at 407.905.3104 or use permits.ocoee.org and ask.

What decides the price of an emergency replacement

No two failed tanks cost the same, and we do not publish a number that would be wrong for your house. These are the factors that move it.

Fuel and tank sizeA 50-gallon unit costs more than a 40-gallon one, and gas, electric and heat pump units differ again. Fuel stays the same on a same-day swap unless you ask for a change.
Where the heater sitsAn attic or tight closet means hauling a full tank through a narrow path. Garages are usually quicker.
Code-driven partsA pan, discharge pipe, expansion control and updated venting are separate parts, and which of them your home needs depends on its existing setup.
Condition of what surrounds the tankSeized shutoff valves, corroded fittings and worn gas connectors get found only once the old tank is out.
Permit and haul-awayPermit steps and disposal of the old tank add to the job. Same-day and after-hours scheduling can also depend on which tank sizes are on hand.

Homeowners policies typically respond to sudden and accidental damage, such as a tank that bursts and floods a room. They usually do not pay for wear, a slow leak over months, or the heater itself. Ask your insurer before work starts, and keep photos and the old data label.

Tank, tankless, or hybrid heat pump: honest trade-offs

In an emergency, a like-for-like tank is usually the fastest route to hot water. A switch is worth thinking about once the floor is dry. Our tankless water heater page covers that route in more detail.

Standard tank, same fuel

  • Quickest swap, since connections and venting already fit.
  • Lowest parts cost of the three types.
  • Stores hot water, so it loses some heat all day.
  • Same failure mode at the end: a rusted shell.

Tankless or hybrid heat pump

  • ENERGY STAR gives gas tankless units a life expectancy of 20 years.
  • A gas tankless burns more fuel per minute, so the gas line may need upsizing under Fuel Gas code section 402.
  • Hybrid units need air around them and a condensate drain.
  • Duke Energy's rebate covers heat pump units only, for its customers, and not tankless.
  • The federal 25C credit ended for units placed in service after December 31, 2025.

Ordering a different type can add days. Some homeowners take a tank today and plan the upgrade for later.

What the code asks for around a replacement tank

The 2023 Florida Building Code, Plumbing requires a storage heater to sit in a pan with an indirect drain where a leak would damage the building. The exception is a replacement where no pan drain was installed before. A plastic pan is not allowed under a gas-fired heater.

Every heater needs a self-closing temperature and pressure relief valve, and code says that valve must not be used to control thermal expansion. Where the cold supply passes a check valve, pressure reducing valve or backflow preventer, section 607.3 asks for an expansion control device on the cold line.

We cannot tell from the street whether your supply has such a device, so the plumber looks at it on site. Section numbers can shift when the next code edition takes effect on December 31, 2026.

Questions Ocoee homeowners ask when a tank gives out

Yes. Dispatch takes calls at night and on weekends, and same-day appointments are offered when available. Timing depends on the day and the parts needed, so we do not promise an arrival window.

Have the fuel type, tank size and the leak location ready. Shut off water and power or gas first.

Almost never. Water at the base usually means the inner steel shell has corroded through, and no part replaces a shell. The plumber still checks the drain valve and fittings first, because those are the leak points that can be fixed.

If the shell is the source, plan on a new tank.

ENERGY STAR advises considering a swap at about ten years so you are not forced into an emergency choice. Replace sooner if you see rust in hot water, rumbling, or moisture at the seams.

A planned swap lets you pick the unit and schedule the visit. See our water heater installation page for that process.

Florida Building Code section 105.1 requires a permit to replace a plumbing or gas system. Ocoee's published forms do not single out water heaters, so confirm with the Building Division at 407.905.3104 and ask who applies for it on your job.

A pan with a drain is required where leakage would cause damage, but a replacement is excused when no pan drain existed. An expansion control device is required when the cold supply passes a check valve, pressure reducing valve or backflow preventer. The plumber confirms which applies to your house.

Ocoee Express Plumbing dispatches from Ocoee to nearby cities, and Winter Garden is the adjacent one. Our Winter Garden plumber page explains that coverage. Confirm your address with dispatch when you call.

Tell your landlord or property manager right away and close the water valve to limit damage. Most leases make the owner responsible for the heater. A plumber can be dispatched once the owner or manager authorizes the work.

Use the Florida Department of Business and Professional Regulation license search at myfloridalicense.com, by name or license number. State rules require the license number on contracts, bids, permit applications and advertisements, so ask to see it.
