If you smell gas, leave first
Do not look for the leak. Get everyone out of the house, and do not flip a light switch or run any appliance, because a spark can ignite gas.
From outside, call your gas utility's emergency line or 911. If Peoples Gas serves you, the number on its safety page is 1-800-400-4271. We could not confirm which gas company serves every Ocoee street, so check your gas bill. Call a plumber only after the gas company says the house is safe.
Should you replace the gas valve yourself?
For most homeowners the answer is no. A gas control valve sits between the gas line and the burner. A swap that leaves a small leak at a fitting can put gas in your utility closet or garage, where a pilot light is ready to ignite it.
Florida law treats gas piping as licensed plumbing work. Under section 489.105(3)(m) of the Florida Statutes, a plumbing contractor's scope includes installing and repairing natural gas and liquefied petroleum gas piping and related venting.
What about the owner-builder exemption?
Section 489.103(7) lets an owner act as their own contractor on a one or two family home they live in and do not offer for sale or lease, with direct onsite supervision of the work. That statute does not say a permit is unnecessary. The building code still requires a permit to replace a gas system or plumbing system.
Heater not heating?
Call and tell us whether the pilot lights, and a dispatcher will book a licensed plumber for the gas side.
Signs the gas valve may be failing
These symptoms can point to the valve. They can also point to a worn thermocouple, a blocked vent or sediment in the tank, which is why a technician checks those first.
Pilot will not stay lit
If the flame goes out soon after you relight it, the safety part, a thermocouple, may be bad. If a new one does not fix it, the valve is next.
Burner never ignites
The thermostat calls for heat but nothing lights. The valve may not be opening, or the igniter on a newer unit may have failed.
Water too hot or too cold
The temperature dial is part of the valve. A dial that no longer changes the water temperature points to the control inside.
Dial is stuck or loose
A knob that will not turn, or turns freely without clicking, is worn. Do not force it. Gas control parts are not meant to be pried.
Gas smell near the unit
That is an emergency, not a diagnostic clue. Use the steps in the box above.
Replace the valve or replace the water heater
A new valve only makes sense when the rest of the heater is sound. These decision rules help sort the two paths.
Valve swap makes sense when
- The tank is dry, with no rust streaks or water at the base
- The heater is relatively young, since ENERGY STAR suggests considering a replacement for a unit older than 10 years
- The maker still supplies a matching valve for that model
- A technician finds the valve is the only fault
Replace the heater when
- The tank leaks, which a new valve cannot fix
- You see corrosion, rust in the water, or rumbling from sediment, all signs ENERGY STAR lists
- The heater is past 10 years and a sudden failure would leave you without hot water
- A repair would put a new part into a tank near the end of its life
Our water heater repair visits cover thermocouples, igniters and gas valves, and our water heater replacement visits cover the swap when the tank itself is the problem.
Permits and licenses in Ocoee
Ocoee takes plumbing and gas permits through permits.ocoee.org, and its Building Division answers at 407.905.3104. The city's fee sheet has a category for residential plumbing or gas alterations or repairs. We found no Ocoee page that says whether replacing only a gas valve on an existing heater needs a permit, so call before you start.
To check any plumber, you can search the Florida Department of Business and Professional Regulation license lookup by name or license number. The state also warns that unlicensed contracting is a crime, so a license check is worth two minutes.

What you can safely do while you wait
If you do not smell gas but the heater is not working, you can turn the gas shutoff on the pipe that feeds it a quarter turn so the handle sits across the pipe. Leave the valve itself and the burner alone. Taking the heater's cover or door off is also a job for a technician.
Check that nothing is stored against the heater and that the area is dry. The code text also says a plastic pan must not sit beneath a gas-fired water heater, so mention it if you see one.
We dispatch licensed plumbers to Pine Hills and Windermere as well as Ocoee, and we give a clear price before work starts.
Gas valve questions from Ocoee homeowners
Florida's owner-builder exemption lets an owner act as their own contractor on an owner-occupied home with direct onsite supervision. Gas work is still part of the plumbing contractor scope, and the building code still requires permits for gas system work.
We recommend a licensed plumber.
Leave immediately and do not touch switches or appliances. From outside, call your gas utility or 911. If Peoples Gas serves you, its emergency line is 1-800-400-4271.
Do not relight a pilot or reenter until the utility says it is safe.
You cannot be sure without testing. A pilot that dies is often a thermocouple. A burner that never lights or a dial that no longer controls temperature points more toward the valve.
We do not diagnose gas appliances over the phone.
The Ocoee pages we read do not say. The Florida Building Code requires a permit to replace a gas or plumbing system, and Ocoee has a permit category for gas repairs.
Ask the Building Division at 407.905.3104.
Often yes if the tank shows rust or leaks. ENERGY STAR advises considering a replacement for a unit older than 10 years, before it fails and forces a rushed choice. A technician can look at the tank and tell you which route fits.
